Micro-apartments, hostel and rooftop park: Dizengoff Center expansion on its way to deposit

The Tel Aviv Local Planning and Building Committee has recommended depositing a plan to expand Dizengoff Center. The plan adds 3 floors to the commercial section, 85 micro-apartments for rent, a hostel, a rooftop park, and an underground logistics center.

The Tel Aviv Local Planning and Building Committee has recommended depositing plan TA/5055 with the District Committee to expand Dizengoff Center. The plan, covering approximately 24.2 dunams, adds 3 floors and a partial floor to the existing commercial building, bringing its height to up to 7 floors above the entrance level. The two existing towers—a 26-story residential tower with about 220 apartments and a 14-story office tower—will remain unchanged. The additional floors increased from 2.5 to 3 compared to the previous outline. The roof will include a 5-dunam public park, of which 3 dunams will be allocated for urban agriculture, and the plan requires access to at least 3.5 dunams. Alongside the commercial section, 85 micro-apartments of 27-35 square meters will be built, about 15% of them as affordable apartments at a controlled price with a 40% discount from market price for 25 years. The complex will also include a hostel with 40-50 rooms, an underground logistics center, renovation of the "Lev" cinema and sports center, and about 2,000 square meters for public uses. The plan does not include additional parking. An impact assessment determined that the proposed volume does not harm the values of the White City. The architect of the plan is Gidi Bar Orien, and it was promoted by the initiative of "Dizengoff Center" company, owned by the Filts family, the heirs of Plato Sharon, Tel Aviv Municipality, and private owners.
