The Chief Economist at the Ministry of Finance published the real estate review for August 2026, indicating a cooling in the housing market. In total, 7,532 apartments were purchased, a decrease of 1% compared to August 2025 and 2% compared to July 2026. The decline is particularly noticeable in the free market, where 6,242 apartments were purchased – a decrease of 5% compared to the previous month and the same period last year. In contrast, contractor sales rose by 6%, but the increase is entirely due to growth in sales of subsidized apartments. Contractors are intensifying their marketing efforts: the share of transactions including financing benefits rose to 30% of contractor sales in the free market, an increase of ten percentage points over the last three months. The data reflect a slowdown in demand for non-subsidized apartments, alongside contractors' attempts to attract buyers through favorable financing terms.
